
The Pioneer Bakery Building - Six Blocks From the Beach in Venice, California
The Garacochea family owned the Pioneer Bakery in Venice since 1917. With their commercial bakery closed, they wanted to achieve the highest and best use of the land. In particular, the family wanted to understand the viability of a retail/residential project where a retail bakery/cafe incorporating some of the family history could continue to be operated by the family. WRA evaluated the property and the markets, the challenges of entitlements and the economics of construction, and then managed the project through design, entitlements and construction drawings. WRA subsequently marketed and sold this 'ready-to-build' project to Intracorp.
